Compliance and planned maintenance
Nothing expires without you knowing
Every certificate on a schedule per property, renewed before it expires and filed where you can find it. Agents HQ does the chasing, so your properties stay compliant and your team stays free.

What it covers
The certificates you are responsible for, and the jobs you promised
Each property gets its own schedule. A Victorian conversion, a new build flat and a block with a lift all need different checks. So the schedule is set per property, not one rule for everything.
- Gas Safety Certificates
- Electrical Installation Condition Reports
- Energy Performance Certificates
- Smoke and carbon monoxide alarm checks
- Fire risk assessments
- Legionella assessments
- Portable appliance testing
- Boiler servicing
- Property inspections
- Lift and communal area maintenance
- Cleaning and recurring maintenance
- Whatever your agency adds, and whatever Parliament adds next
How it works
We do the part that takes the time
Most systems will tell you a certificate is expiring. The work is everything after that: booking someone qualified, getting into the property, and getting the document back.
Chased before expiry
Reminders start far enough ahead that a renewal can actually be booked, not on the day it expires.
Access tracked, start to finish
Appointments coordinated with the tenant, and every visit recorded, including the ones where nobody was in. The record shows exactly what happened.
Certificates filed and sent
The document lands on the property record and goes to the landlord and tenant without anyone forwarding it.

Document processing
Certificates that read themselves
A safety certificate arrives as a PDF. Normally someone has to open it, find the expiry date, spot the fault buried on page four, and raise a job for it.
Agents HQ reads the document instead: the property, the type, the issue and expiry dates, the contractor and certificate details, and any repairs it says are needed. It drafts the tasks, suggests priorities and deadlines, points at the trade needed, and flags anything missing or inconsistent.
Then it stops and asks a person. Material compliance actions go to a property manager for review, and the system records who approved, edited or rejected each recommendation.
